Self-catering options in Funchal & Madeira
Accommodation Research - Funchal & Madeira
Researched: 2 March 2026
1. Types of Self-Catering Accommodation Available
Funchal and the wider island offer several types of genuine self-catering accommodation beyond hotels and resorts.
Apartments (the most common option)
The bread and butter of Madeira self-catering. Typically in small residential blocks or converted townhouses, ranging from basic to luxury. Most one-bedroom apartments include a living area, kitchen, bathroom, and balcony. This is your best bet for a 4-week stay near the sea.
Quintas (traditional Madeiran manor houses)
Historic estate houses, often with gardens and pools. Some have been divided into self-catering apartments. More expensive and usually further from the sea (often set in the hills), but beautiful. Examples include Quinta do Palheiro and various properties marketed by Funchal Cottages.
Villas / Cottages
Standalone houses with private outdoor space. More common outside Funchal proper (e.g. Camara de Lobos, Canico, Ponta do Sol). Tend to be 2+ bedrooms, so may be oversized and over-budget for a couple, but worth checking as some one-bed cottages exist.
Converted townhouses / “Old Town” apartments
In Zona Velha (the Old Town), former fishermen’s houses and warehouse buildings have been converted into apartments. Often full of character, with exposed stone and compact layouts. Variable quality, so reviews matter.
2. Best Areas for Being Near the Sea
Zona Velha (Old Town) - Top Recommendation
The historic heart of Funchal, running along the seafront east of the city centre. Narrow cobbled streets, the famous painted doors of Rua de Santa Maria, and the Fort of Sao Tiago right on the water.
- Sea proximity: Excellent. Right on the waterfront, with the promenade and natural bathing areas (Barreirinha and Doca do Cavacas) within walking distance.
- Amenities: Outstanding. Dense concentration of restaurants, bars, cafes. The Mercado dos Lavradores (Farmers’ Market) is a 5-minute walk. Supermarkets nearby.
- Self-catering supply: Very good. Plenty of one-bedroom apartments in converted buildings.
- Vibe: Lively, colourful, atmospheric. Can be noisy in the evenings due to restaurant bustle, but that quietens down.
- Verdict: Best all-round choice for walkability, sea access, and daily-life convenience.
Lido / Sao Martinho - Strong Alternative
The tourist district on the western side of Funchal, built around the seafront promenade and lido complex.
- Sea proximity: Excellent. The Lido complex has sea-access swimming pools and the promenade stretches along the coast.
- Amenities: Good. Plenty of restaurants, a few supermarkets, and the Forum Madeira shopping centre is nearby.
- Self-catering supply: Moderate. More hotel-dominated, but apartment blocks with holiday lets do exist. Check carefully that listings are genuine apartments and not aparthotel rooms.
- Vibe: Modern, polished, slightly more “resort-ish”. Less character than the Old Town but well-maintained.
- Verdict: Good if you want a more modern, quieter base with direct sea-pool access.
Funchal City Centre (around the Se / Cathedral)
The commercial centre between the Old Town and the Lido area.
- Sea proximity: Moderate. The marina and waterfront park (Parque de Santa Catarina) are accessible, but the centre itself is a few streets back from the water.
- Amenities: Excellent. Main shopping streets, supermarkets, pharmacies, banks, the central market.
- Self-catering supply: Good. Mix of older apartment buildings with holiday lets.
- Vibe: Urban, practical, slightly less atmospheric than Old Town.
- Verdict: Practical but not as close to the sea. A good fallback if Old Town is fully booked.
Beyond Funchal - Worth Considering
Camara de Lobos (10 minutes west of Funchal)
A picturesque fishing village made famous by Winston Churchill’s paintings. Increasingly popular, with a growing number of self-catering apartments. Has its own waterfront, restaurants, and a small supermarket. Connected to Funchal by frequent buses and the coastal promenade. Good value compared to central Funchal.
Canico / Canico de Baixa (15 minutes east of Funchal)
A quieter coastal area with good sea access (natural pools and bathing areas). More residential, with fewer restaurants but a calmer feel. The Garajau Nature Reserve is nearby. Car hire recommended if staying here, though buses run to Funchal.
Ponta do Sol (30 minutes west of Funchal)
The sunniest spot on the island. A small, characterful town with a seafront. Popular with digital nomads. Very limited dining and shopping, so car hire essential. Better suited to someone wanting real seclusion.
3. Price Range for a 4-Week Stay (Peak Summer)
Pricing for late July to August is at or near peak season for Madeira. Based on current research across multiple platforms, here is what to expect for a one-bedroom self-catering apartment meeting your requirements (kitchen, balcony, washing machine, near sea).
Nightly rate estimates (peak summer, 1-bed apartment)
| Quality Tier | Per Night | Per 28 Nights |
|---|---|---|
| Budget / basic | EUR 60-80 | EUR 1,680-2,240 |
| Mid-range / good | EUR 80-120 | EUR 2,240-3,360 |
| Premium / sea view | EUR 120-175 | EUR 3,360-4,900 |
| Luxury | EUR 175+ | EUR 4,900+ |
Realistic estimate for your requirements
Given you need a balcony, full kitchen, washing machine, and proximity to the sea, the mid-range to premium tier is most realistic. Expect to pay approximately:
- EUR 2,500-4,000 for 28 nights (roughly GBP 2,100-3,400 at current rates)
- That is roughly EUR 90-140 per night at the standard nightly rate
These figures are before any monthly discount or Genius discount is applied. With discounts (see below), you could realistically get the total down to EUR 2,000-3,200 (GBP 1,700-2,700).
How this compares to long-term rental rates
For context, long-term residential rentals (unfurnished, 12-month contracts) in Funchal currently run EUR 850-1,300/month for a one-bedroom. Holiday lets command a significant premium, typically 2-4x the long-term rate, but the gap narrows on stays of 28+ nights.
4. Monthly vs Weekly Discounts
Yes, there are significant savings for booking a full month rather than weekly.
Airbnb monthly discount
- Hosts can set a monthly discount (28+ nights) separately from their weekly discount (7+ nights)
- Typical monthly discounts range from 10% to 30%, with 15-20% being common
- The monthly discount replaces (does not stack with) the weekly discount
- Airbnb prominently displays monthly discounts in search results, making it easy to spot good deals
- On a EUR 100/night listing, a 20% monthly discount brings the effective rate to EUR 80/night, saving EUR 560 over 28 nights
Booking.com long-stay pricing
- Some properties offer reduced rates for stays over 21 or 28 nights
- Less standardised than Airbnb; discounts vary by property
- Your Genius Level 3 discount stacks on top of any long-stay reduction
Direct booking with local agencies
- Local agencies (see section 6) often offer the best monthly rates because they avoid platform fees (15-20% on Airbnb, 15-18% on Booking.com)
- Lucas Holiday Rentals explicitly states that booking direct saves 10-15% over online travel agencies
- Worth emailing agencies directly to ask for a 28-night rate
Negotiating tip
For a 4-week stay, always ask the host/agency directly whether they can offer a better rate. Many are happy to reduce prices for guaranteed month-long bookings, especially if you offer to pay upfront or in two instalments.
5. Booking.com Genius Level 3 Benefits
Your Genius Level 3 status provides the following benefits on participating properties.
| Benefit | Detail |
|---|---|
| Accommodation discount | 10-20% off the base price (before taxes/charges) |
| Car hire discount | 10-15% off rental cars |
| Priority support | Direct access to a live agent (no chatbot queue) |
| Free breakfast | On select stays (less relevant for self-catering) |
| Free room upgrades | On select stays (less relevant for apartments) |
| Flight price alerts | Notified of price drops on flights |
| Lifetime status | Level 3 does not expire once achieved |
Important notes for your search:
- Not all properties participate in Genius. Look for the blue “Genius” badge on listings.
- The discount is 10% at minimum, up to 20% at Level 3 on select properties.
- Approximately 850,000 properties worldwide participate.
- The discount applies to the room rate only (before taxes, cleaning fees, etc.), so the effective saving on your total bill is slightly less than the headline percentage.
- For a EUR 3,000 apartment booking, a 15% Genius discount saves EUR 450 (roughly GBP 380).
Strategy: Search Booking.com first to see Genius pricing, then compare with Airbnb monthly rates and direct agency quotes. The best deal will depend on the specific property.

7. Tips for Getting the Best Deal on a Long Stay
-
Book as early as possible. Peak summer in Funchal is popular, and the best-value apartments with sea views and balconies go quickly. Booking 4+ months ahead (i.e. by March/April 2026) gives you the best selection.
-
Contact hosts directly. On Airbnb, message the host before booking to ask whether they can offer a better rate for 28 nights. Many will send a “special offer” through the platform with a reduced price. On Booking.com, some hosts list a phone number or email; contacting them directly can avoid the platform fee.
-
Compare platform vs direct pricing. Check the same property on Booking.com (with Genius discount), Airbnb (with monthly discount), and the owner’s direct website or local agency. The cheapest route varies by property.
-
Use Booking.com Genius strategically. Filter for Genius properties, sort by price, and note which ones offer the 20% Level 3 discount vs the standard 10%. A 20% Genius discount on a 28-night stay is substantial.
-
Look at shoulder positioning. If your dates are flexible by even a few days, shifting your stay to start or end outside the absolute peak (late August tends to be slightly cheaper than early August) can help.
-
Check cancellation policies. For a long stay, free cancellation is valuable. Booking.com often has free-cancellation options that are only slightly more expensive than non-refundable rates. Book a free-cancellation option now and keep looking for a better deal.
-
Consider Camara de Lobos. Just 10 minutes from Funchal by bus, this picturesque village often has apartments at 20-30% less than central Funchal, with the same sea views and a more local feel.
-
Ask about utilities. On longer stays, confirm whether electricity, water, and internet are included. Some listings add utility charges for stays over 2 weeks, which can add EUR 50-100 to the total.
-
Check for cleaning fees. On Airbnb especially, a one-off cleaning fee (typically EUR 30-60) is charged per booking, not per night, so it becomes negligible on a 28-night stay. On shorter stays it adds significantly to the nightly rate.
-
Read recent reviews carefully. For a 4-week stay, comfort details matter more than for a weekend: water pressure, kitchen equipment quality, mattress comfort, noise levels, and whether the washing machine actually works well. Prioritise reviews from people who stayed a week or more.
8. Recommended Neighbourhoods Summary
For your specific requirements (near the sea, walkable to shops/restaurants/markets, self-catering apartment with balcony and full kitchen), here is the ranking.
First choice: Zona Velha (Old Town)
- Best walkability score in Funchal
- Right on the waterfront with natural swimming areas
- The Mercado dos Lavradores is minutes away for daily fresh produce shopping
- Dense restaurant scene for evenings you don’t want to cook
- Good supply of one-bedroom apartments
- Character and atmosphere of the historic quarter
Second choice: Lido / Sao Martinho
- Excellent sea access via the lido complex and coastal promenade
- More modern apartments with better fittings
- Forum Madeira shopping centre nearby
- Slightly less walkable to the central market and Old Town restaurants (20-25 minute walk or short bus)
- Quieter evenings
Third choice: Camara de Lobos
- Best value for money
- Genuine fishing village atmosphere
- Own seafront, restaurants, and basic shops
- Connected to Funchal by coastal promenade and frequent buses
- You would need to travel to Funchal for the market and wider shopping
Backup: Funchal City Centre
- Most practical for everyday errands
- A few streets back from the sea
- Good apartment supply but fewer with sea views/balconies
